NPV = -I + CF1/(1 + r)^1 +...+ CF1/(1 + r)^n = -500,000 + 70,000/1.08 + 60,000/1.08^2 + 50,000/1.08^3 + 60,000/1.08^4 + 70,000/1.08^5 = -$252,310.63 and pay back period is more than 5 years.
So, this investment will not be paid back and is not efficient.
